Easy Living Options for Marnie's Mum
There are a variety of retirement village options around the central Fraser Cove area. Most of the License to Occupy Villages have access to healthcare. It may be also worth considering apartments as there a number of nice options and a ground floor apartment may be a good choice. Apartments can be less expensive and offer additional services. Care suites are a new way of rest home care where residents have a LTO for their suite. They are good if longer care is required. Here are some of the villages that may meet your requirements:
Althorp Village (LTO)
9 Grantston Drive, Pyes Pa
In Brief
Althorp is a large privately owned "license to occupy" village with a wide range of villas and apartments to suit a variety of requirements and price ranges.
The village is well equipped with amenities for residents such a bowling green, swimming complex, cinema and art room.
Althorp has serviced apartments and the Radius Althorp Hospital is nearby.

Althorp has a nice community and lots of activities. The have limited care in the village but do have some care suites and preferential access to Radius Althorp Hospital and Care next door.
Greerton Gardens (LTO)

Greerton Gardens is part of the Bupa group of retirement villages in Tauranga. Bupa supply some of the more affordable village options in Tauranga.
This village has a variety of two bedroom villas on a flat site on the outskirts of Greerton Village. Greerton Gardens has a meeting room and library. Greerton Oaks is it's sister village across the road. It is less expensive than Greerton Gardens.
Notes
The village manager works onsite. There is no healthcare in Greerton Gardens. There is healthcare at Bupa's Accadia Village on Edgecombe Road and they have villas and apartments available at the moment.
Copper Crest Village (LTO)
52 Condor Drive, Pyes Pa
In Brief
Copper Crest Village is part of Arvida who own four other villages or care centres in Tauranga.
Copper Crest is a large village with villas, apartments and care suites. The hub of the village is the Meridian Centre which contains a swimming pool, library, lounge and overlooks the bowling green.
The advantage of being part of the Arvida group is if a service e.g. care suite is available in another of their villages then a transfer may be arranged.
Notes
The apartments are well worth viewing in this village as there are different levels of service available for residents. The care suites are also in a wing of the building.
The Avenues
10 Tenth Avenue, Tauranga
In Brief
This established village overlooks Memorial Park and Tauranga harbour and is only a short drive to downtown Tauranga. The Avenues is part of the Metlifecare group who have multiple villages and care facilities in Tauranga.
Notes
There are only apartments in this village. There are Metlifecare care suites in a neighbouring building.
Greenwood Park (LTO)
10 Welcome Bay Road, Hairini
In Brief
Greenwood Park is part of the Metlifecare group of villages. It is distinctive as one of the earlier villages with wide streets and a variety of designs.
The village has a popular cafe as a part of the village centre complex which also includes a swimming pool, art room and library.
The village has a native bush walkway surrounding it, motor home parking and is popular with residents coming from lifestyle and rural backgrounds.
Notes
The villas are priced in the mid $800,000s however there may be some room for negotiation with this village. The have some apartments which may be a lower price.
There is no healthcare at Greenwood Park. There are care suites at the The Avenues Metlifecare village near Memorial Park.
Bridgewater Village (Freehold)
Bridgewater Way, Pyes Pa (The Lakes)
In Brief
Bridgewater Village is a popular village for those aged 55+. This medium sized village is comprised of low maintenance two and three bedroom villas where the owners have the opportunity for capital gain when they sell.
There is a manager living onsite who takes responsibility for mowing, gardening and regular house washing. The village is located within walking distance Tauranga Crossing.
Notes
Two bedroom villas in this village are just within the desired price criteria. They do not come up for sale very often and generally sell quickly. There seems to be one for sale at the moment.
There is no health care associated with this village.
The Bayview (LTO)

This large village is part of the Oceania group.
The Bayview consists of new apartment blocks and also some of the older villas.
The village is well located with residents saying that they have good access to shopping, hospital, and other amenities. The apartments are new and well appointed with some having views of the harbour and Mt Maunganui.

This village has good facilities. The apartments are new and some have harbour views.
The neighbouring care suite block has a hotel feel with good food and activities for residents.
